Heck, I even find joy in it when a squirrel eats a hole through the kitchen ceiling, the fire alarm blasts for no reason, and the tenant's kid secretly turns off the "do not turn off" switch to the heater, necessitating an emergency call to the electrician.Three years after retiring from freelance writing, I'm looking for my next act.

This may not help now, but for future reference, I know landlords who will provide appliances and in writing inform the tenant that the appliances are simply for their convenience, and that THE TENANT is responsible for maintaining the appliance.

Since you're writing out all of your transactions anyway, you can essentially do the same thing only much easier in Baselane by "tagging" each transaction when it appears.

So, both my wife and I are full time W2 employees and are in the 24% tax bracket, and I came across the short-term rental loophole which sounds really amazing for taking write offs and using them to reduce your W2 taxable income, but also equally difficult to qualify for, unless you are within a short driving distance to your property.
