You will want to purchase the cheapest stainless steel appliances unless the neighborhood is very upscale and requires a higher level of finish.Is there a working exhaust vent for kitchen?

As per previous comments, you will exhaust traditional bank channels soon enough anyway, after which Intermediate Private Money and Hard Money will be your funding sources and are much less (or not at all) concerned with credit score and more focused on LTV and DSCR.

However, you should anticipate an audit and to help withstand an IRS audit you should have a cost segregation analysis done by a professional in that field.It does not matter how you may choose to calculate the expenses, you will be subject to fines and penalties if you accidentally categorize something in the wrong schedule.
