Then your only hurdle will be finding a landlord dumb enough to let people they haven’t done any background checks on use their property. 

The only other hurdle I see is being able to scale a bit faster with leverage than going all cash for 1-2 properties as I might only be able to repeat that process once a year going all cash.

Personally, I'd angle for a 4plex or triplex so that you can get a larger conventional loan at the current great rates.If you're shooting for 1M/year in SFR... and you make $1,500/month/house, that's only 55 houses.... not that unreasonable. 

Steve, there must be written consent for an assumption in a seller financed note, best to include some reasonable parameters, consent not unreasonably withheld.  

I say do this: ask her a price, if reasonable pay it and don't make that mistake again.if unreasonable, negotiate and realize that she has the least leverage possible. you can't include your partner since his opinion is bias.lastly, her payout should get split between you.
