We strong suggest to always get a Real Estate Attorney to review all documentation and prepare the seller docs (do this always - even if you have a Realtor).Most BP members are experienced enough to feel comfortable doing this themselves ... after you do 2 or 3, it will become routine.You are saving thousands of dollars so you will need to do a bit of work yourself, but it is worth it.Never pay full commissions any more ... if you decide to get a full service Realtor to list your house, that is fine (the Entry Only concept is not for everyone, we understand), but always negotiate a flat fee. % commissions are not valid any longer ... what additional work does a Realtor selling a $600,000 has to do than to sell a $400,000 that is worth $6,000 more in commission?

There may be plenty of specific scenarios where rents hiring property managers for rents under $1000 per door works, but as a general guide I think it gets a lot harder to make the numbers work below that because repairs etc. become proportionally larger too.If the rent is so low that PM minimums apply then in general 1) this is exactly the type of unit that requires PM specializing in those units.

I leaned doing business in Texas everyone surveys before closing. out in the west we rarely do that unless its acreage or some other special circumstances we simply would not have enough surveyors to keep up with resi transactions in a timely manner.. but I can see in Texas were the land use rules and no building codes or lax ones and no licenses required years ago.. that you need to do this.. you opened my eyes on that one.
