DSCR loans typically require 15-30% down.2. if a property is severely distressed it may not be rentable, and won't qualify for financing.3. some DSCR loans have pre-payment penalties, and so that would be silly.make sense?

I am in the same boat and completely agree with you in that the rental market does seem to be changing quite a bit in recent times- much more difficult to get good qualified tenants these days and decent tenants seem to have their pick of the litter - often very flaky and uncommitted because there is so much supply out there.Rent price is definitely a key issue but what's the more likely outcome of a significant drop in rent price below market?

Hey I'm located just under an hour south of Sac but I currently have a few listings in the area, full disclosure I'm not a lender, but from what I understand you could still qualify for 3-4 units even with Interest rates at high 6's - low 7's.

So in our previous example: $500k purchase, $225k assumable mortgage..the lender might allow the qualified buyer to take over the $225k put $100k down in cash and obtain a second loan for $175k from another lender.
