If you go into the N/P side, you need trusted individuals on your board of directors, this is a huge area of concern starting off.Board members must be of good character, the more successful they are or have been the better, they need to be known in the community, they must have the common interest in your mission and they need to be able to make a commitment to actually serve in that position!

The fund would not owe return or considered the funds deployed until you take the investors funds and place it in an investment and you would hold a commitment from them for their funds until said time.

Kevin makes a great point and it is my policy as well, if you screw me or cheat me (or in the case of my owne wholoesale deals, back out after committing, you never do business with me again.Not focusing on problems is not to be confused with OPP (other people's probelms).

I would write Hard Money with a 7 day commitment, if that is what you intend to use (and your HML can commit that fast, mine can).However, you can also use Hard Money and NOT have a financing contingency if you are that confident (you will lose your deposit if you don't get a commitment).I've never had an issue securing a deal with a contingent HML with a quick commitment.

Once you've made the decision, you can then start to narrow down your focus.Don't worry about making the commitment, as you can always change, but at least it will force you to make the decision and get moving.
