Market speculation is just plain stressful for me and I can honestly say if we were sitting around and "waiting for the correction" so we could buy "cheap deals", we would have missed out on so much opportunity!

Plain and simple.

@Rick Santasiere  why are you licensed.I got sick of this argument and contacted my State ( Oregon regulator )  Sent her an e mail blast I got from someone who is not licensed who was trying to assign a contract. here is her reply I copied and paste it."

If you're sick of being a software engineer, then nothing will change your mind.That being said.

The last time it renewed I missed out on the opportunity because I was sick and my wife did not know I could renew it.  

Some parts of Roseville, Eastpointe, SE Warren are just plain aweful, some are pretty decent with good Cashflow numbers.  

Despite producing monthly brokerage reports showing my trades (plain as daylight), other members remained fearful to try what I was doing.For the longest time, I could not understand why - in the face of overwhelming evidence - people remained "stuck" in their own paradigm and unwilling to embrace opportunity while at the same time claiming they wanted to make money.  

You will need to do more research on the property as some locations now will not even issue a building permit if the grade is not above the 100 year flood plain, which this being an AE then It is not.
