The market standard is that SFR tenants pay all utilities, including water and gas.

Also some Multifamily Properties the  landlord pays the electric and gas for the common areas like stairwells.  

Hey Eric,If you're an investor, you don't want to be spending all that money on gas.

Anecdotally I lived in one in Aptos and they hated me because of being "working class " when the loma prieta quake hit in '89 I ran around for 2 days safing off gas and electrical.While they cowered and cried.

One of our tenants HAD a 'side gig' working part time at a gas station, making take-out breakfasts & lunches, as it's open from 4am-9pm.

In Cincinnati, it is common on older 4 families for LL to pay gas, and that can be a very expensive bill. 

Hey,So in our apartment we had gas supply that would provide us with hot water all day round.The owner decided to take out the gas supply and so he replaced the radiators and the boiler for the water with electric ones.After testing the water we found that there was only half the pressure ad before and the water would be luke warm at best after 3-4 minutes.

He split the water, but did not split the gas, instead he went full electric and it's a studio apartment he made it into.
