Real estate is a real business and as much as a lot of "gurus" say you can make thousands of dollars in just a few days with zero money while sitting on your couch that's really a brilliant marketing scheme that gets you to buy their $10,000 boot camp that will show all the secrets.

I will pretty much reach the ceiling of what i can charge for rent at that time and will be looking to add a community room in a space filled with old junk that we will have cleaned out 80% of our tenants are students and we will add a room with wifi, couches, a flat screen tv, netflix and hulu.. since I have no other real ammenities to add this is the best I can do..

While the feds have pretty much said that they won't be bothering folks in Colorado or Washington, there is always **some** small amount of risk that a SWAT team will kick in your door to arrest somebody eating a brownie on the couch.  

"Uh, my aunt said we can't sleep on her couch anymore."

After a couple times going to my property, picking up late rent, seeing people on the couch mid day(not working), and seeing a nicer (bigger) Tv than you have.....you will be raising the rent.

We really need to move in tomorrow because my aunt doesn't want us sleeping on her couch anymore.
