Feel like there is still the bubble where legislation on vacation rentals hasn't been enforced in many areas so might be a good window of opportunity to learn the short-term game.I hope from this experience, this will lead me into my next interest which is creative financing (seller financing/subject to), where I can actually acquire and own properties, but this time without the need of traditional financing and a W2 income.

Lenders in general don't like AirBNB income because it changes month to month and also you are one legislative change away from being out of business.

Unfortunately-at this time the "therapy" animals are sort of a new thing and there isn't any legislation covering them yet that I've heard of.

Fortunately, our state steeped in and passed legislation that grandfathered STR operators who were properly permitted and operating legally under whatever city ordinance was in force at the time.

The original purpose of bankruptcy legislation was to allow people who has overwhelming debt that probably could never be repaid a fresh start; their assets would be liquidated and distributed to creditors, except for a small amount that they would be allowed to keep to survive until they got on their feet.However, as with all things legal, those with economic, social and political agendas couldn't help but change the original laws to reflect their special interests.So, with the support of the business community, corporations where given the right to seek bankruptcy protection.  

It would have been nice if they would have fixed this in the latest legislation that actually helped retirement savings in many other ways.

Also, some proposed 2024 legislation that could end/limit 1031 exchanges.What is a 1031 Exchange?

I have been looking at condos of late to provide STR cash flow but have been on hold since the City Commission legislation.
