The one on one relationship helps me immensely.

Really, stay away from the restaurant business, the only thing i learned from working in a restaurant was that after this, i would never work in that business again, lmao. the mentallity of wasting your time, money and self knowledge is immense.. working till night, getting drunk after work toghether, and repeat.. i've saw enough there.. well, i started at 14 and left at 16.5y/o best decision i've ever made. well basically i dindnt left but was fired, via sms... maybe becouse i didnt get drunk ever / fitted in the team.. this envoirement of working isnt a rat race, but a race to self destruction imo.

You can also utilize different corporations for ownership.Yes, a 1031 waiting a year, I'm pretty sure though that you will save immensely by waiting the year.

Rental market is good, but with it being somewhat far from the city don't expect an immense amount of appreciation.

I have immense difficulty taking anything the OP writes at face value.

When you make such a fear-filled decision such as quitting your 9-to-5 to pursue what you were destined to do, that takes an immense amount of courage.
