I have found a few properties I am interested in possibly investing as long term rentals.My investment horizon is buy and hold, and I have about $200,000 available for investments.

Commercial caps are pretty low if you're not dealing in cash with a long horizon.

Are you really comparing underwriting and fees for your borrower customers, then placing loans with commercial banks like KS Bank ($400M in assets), North State ($940M in assets), Capital Bank (to be First Horizon), and Wake Forest Federal Savings and Loan Association (104M in assets)?

I'm an advocate of it in the right situation, with consideration given to someone's risk tolerance, investment objective, time horizon, etc.    

This is a bad rental idea in my mind...unless the strategy was to rent for a 5-10 year horizon, and then cash out.

However, if you have spare cash it might be some opportunities on the horizon.
