I'm hesitant because of the negative cash flow going into it and the risk of what if I can't rent out the units like I think I can.The owner answers all the calls currently to prospective renters and does all the leasing.

But, I'm hesitant to jump out there and say that you should.  

I have a property that looks pretty good on paper (cash flow wise) but I am a little hesitant in moving forward as I don't know enough about Opportunity Zones to say i can actually get the market rent.

Of course I have no contacts, no agent, no knowledge of property management, no contractors so I'm incredibly hesitant to do any investing in the area atm since I'm a oos investor. 

and am hesitant to deactivate my listing without knowing the answer to this simple question.  

There should be no hesitation to openly communicate on this or any issues affecting this partnership.
