Bouts of the out buildings have electricity and one has a radiant heat floor.

The HOA of the condo I lived in cannot project it's expenses correctly, does not collect enough monthly dues, fall behind on it's bills such as electric and gas for central heating, and forced to have special assessments to pay them to prevent shutoff.

Look into ductless mini splits, if your climate would allow heat pump to cover most of your heat in winter. 

Hey All,***buying a 3 unit to BRRRR**** The 3 unit multifamily currently uses oil heat and window units.

One of my units isn't getting adequate heat to two rooms in the apartment.

It do has a central heating.

If you need new central ac/heat system that will add $4-5K more.

Type of neighborhood, access to highways & shopping/entertainment, all the utilities that will be included (even if they seem like little things) and any services you might offer as the landlord (Snow & lawn maintenance provided, 'FREE Heat', etc).

The biggest cause of fluctuation in the bill is likely to be electricity usage, which will vary predominantly depending on how much a/c use there is (and heat if electric heat).
