many mortgage bankers follow specific guidelines in order to sell their notes, like right away.if you decide to use Hard Money - you'll have much more flexibility in terms of being able to put less down, invest in different types of properties and present your investment strategy, rather than just the property itself.what i'm saying here is, if you buy a house and use Wells Fargo - they're not going to be concerned with something like the ARV (after repair value), whereas a HML might loan you money based on that - which grealy enhances your investment options.i know that doesn't make sense right now, but with a little research - you can come to understand the old saying:there's more than one way to skin a cat...being new, just be very cautious what you get yourself involved with.

The only thing about this house is that it is attached to another house and the fact that it has already been updated, and I'm not sure how flexible the price would be being that it really doesn't need a lot of work.

Seems to residential, it supposed to be near the Santo Domingo. i know i can find out what the rents are in the area, but I'm guessing the same rules we follow in the states don't apply there, so any suggestions would be great.I know i ail have flexibility with the price because it is my friend that owns it, he's not really sure what it worth, just picked it up for cheap I'm sure.

Also if you are flexible enough that you can also take in roommates in your unit then you could end up living free and maybe pull out a little money too.Look around on BiggerPockets and read the main blog and listen to the BP Podcasts and be active in the forums.
