Last quick tips: 1)ignore the list price ... make any offers based on your numbers, not theirs ... if they say no, then onto the next one. 2)I run both the buy-n-hold and flip numbers on every home, that is my plan A and plan B (or visa versa) ... plan A numbers need to get me a good return, plan B numbers need to be good enough (with margin) that I don't lose my behind if the SHTF with plan A ... easier said than done in today's market, but I don't (and haven't recently) pull the trigger unless ...I work some days in AV, so if it is mon-wed evening for meetups, count me in.

Christopher Adkins Land Trust

He is not settling the trust, the trust is being set up by the seller, and I presume with the seller's interests being protected and the buyer's rights being limited. If the buyer is unconcerned that he can lose the property quickly, without any legal statutory protections of a mortgage or deed of trust and without the lender having to foreclose; is unconcerned that should worst come to worst he will not have bankruptcy as an option to try to retain ownership of the property; is unconcerned that he won't be able to sell the property without a complete change in ownership structure and is unconcerned with limited property rights as compared to what he would have vis a vis a general warranty deed, than he may want to follow your advice and not worry about purchasing a beneficial interest in a land trust.

Well when people go into this with not enough reserves and the second a renter does not pay and they now have to pay a payment and lets say you did 40 of them ( like one company i bailed out) and they wrapped all of theres and of course now 5 people are not paying the tiny 200 or 300 a month gets used up pretty quick when they are having to debt service evict to turn overs on 5 to 10 of their portfolio.. next thing you know they start defaulting and then the sellers are getting foreclosure notices on a property they no longer own their credit gets trashed and NOW they start calling the AG the DA the RE department etc etc  Like Joe Kaiser  and many others. its a mess.they end up ripping rents and not paying then it starts to get dicy vis a vi criminal some just do it that way to start never have intention of making payments.
