Hi Troy, I have an opportunity to buy 40 acres general use, currently permitted for 100 campsites--which seems like a terrible use of space, but that's beside the point--and have explored the idea of a Tiny Home village extensively.

I don't know about MD, but in Georgia you have a unilateral 7 day extension on RE contracts (either party can extend for any reason). 

The bedroom ceiling drywall, one wall, and the bedroom carpet all had to be replaced.To be fair, the tenant had no access to the downstairs bedroom, but his negligence to let me know of the water leak in the upstairs kitchen led to extensive water damage.The insurance company said they estimated the damage to be $5,489.

The biggest issue is that tenants do not clean the filters as often as they should which can result in a more extensive and costly cleaning being necessary. 

The house needs extensive work I mean extensive.

You find a seller that has say $50,000 left on their mortgage for a house that could be worth $150,000 after a pretty extensive rehab, right now the home is probably worth $70,000.

This effort has included extensive research and engagement with a variety of industry and regulatory stakeholders.

That house seemed like a great start, although extensive renovations are needed.

It depends on how extensive the rehab is.
