If you don't follow the process perfectly (such as by not delivering notice on time, or in the right way, or charging unfairly such as for normal wear and tear) you will be SOL and could even end up having to return the security deposit or even pay them more $ above the security deposit.

Hello,I see that in California, landlords need to give 60-days of notice for leases that are over 1 year old, and 30 for under a year old.

Some lenders use the "Lesser" of the two meaning if you have leases in place that are less than the common rents or the common rents are less than the rental agreements the lender will use the lower of the two rents.
