It might be close, but the below $100K properties almost for sure have not kept up with inflation over the last 10 years.- If doing value add, which market do you think your efforts are going to add more value, the low property cost area or the high property cost area? 

We have a lot of renewals coming up in December and January.

Example, buying a vacant lot from a neighbor and simply explaining that someone else will be on the contract in a few days is not easy.

But, yes, it sounds like simply looking at your numbers and determining whether or not you can absorb a salary is the time to consider it. 

It seems to me that whenever I get a message or booking from a VRBO guest, it takes it a little while to show up in HostTools whereas airbnb bookings seem to be instant.  

Then on the other hand I am worried that I may be leaving some money on the table if the value going to go up in that market.
