IMO investing out of state requires a fantastic team before you buy a single piece of real estate. 

Transferring property first to a revocable trust, then to an LLC, may avoid triggering the due-on-sale clause, but this requires lender confirmation.

As long as you paid a contractor or someone who’s not an employee $600 or more in a tax year, you are required to issue them a Form 1099, regardless of whether you paid them via cash, check, or another method.

I don’t have much capitol myself so I’m trying to find ways to raise capitol and/or make a deal that doesn’t require much capitol.

So I require skin in the game (average is 5% to 15%) to offset this.
