I'm just getting started in wholesaling I'm at the collecting information stage.

I was just commenting that many folks are new to investing and look at the 2010 metrics as what is normal or a good deal.. we are in a new normal stage of the market.. will it crash again who knows.. but this is the marketAS the poster above mentioned you will always have the US  owner with their financial issues and hoarder houses and burnt out landlord syndrome.. so I guess like you have done it becomes Gorrilla marketing to find these deals.. so that means spending some sort of money on marketing for them.. or wholesalers or what have U..   

Even an hour adds complexity and difficulty arranging things and costs a lot in fuel and time if you self manage .

Plus, this does not sound tremendously dated or obsolete building situation (built mid-century and updated since)....I do, though, like when landlords are responsible and don't squeeze all the juice out of the lemon and exit stage left (and pass on all the deferred capital costs to a less informed buyer, like a hot potato).

If Ihave a properly arranged SDIRA, and put the property into an LLC owned by my IRA, can I take payments in exchange for the landlording work?

I'm in the information gathering stage and considering multiple forms of investing - income rentals, REITs, and even crowdfunding (like Fundrise).

So many of these are looking for their first deal without any experience or financing arranged and without any real hope of getting anything accomplished - except paying their guru more money for more training.
