If you have a money tree or a cow thats yielding golden milk....don't cut down the tree or sell the cow simply let someone else make the payments on it.

They won't let you know that "hey, you may be in violation of equity skimming laws even if you have the most benign intentions."  

Now that these buggers are getting paid off the income is increasing and the depreciation doesn't cut it.With my existing 6 figure salary all this rental income is just cream on the top for Uncle Sam to skim off.

If you were a PM for someone else's property - they might want you to get such a note, to prove you weren't skimming; however, it's your property.

You get the seller (usually a wholesaler) enthusiastically pushing a teardown on any investor who will listen to him, insisting that it's worth all kinds of money in the right hands, downplaying the renovation costs and time and pretending to all kinds of fixer knowledge by self-importantly throwing out things like, "You've just gotta skim coat that!"

As I just said, I am actually in agreement with several of you including Tim who stated that we are all tired of the gurus seminars and upselling strategies to milk the unsuspecting!

I quickly skimmed through the category and didn't see what I was looking for.

I did a quick skim of Davids book and saw stumbled upon this post.  

Those words are constantly in my head because I haven't even skimmed to opportunities in life that are there.

I would skim through CraigsList, place ads all over online that We Buy Houses.
