For Rehabbing I would stick to East Nashville, Madison, Hermitage, Goodlettsville, Spring Hill, MurfreesburoAreas to avoid for rehabbing would be, Antioch, Cane Ridge, La Vernge, North Nashville, Whites Creek, Joelton, Pegram.This is based on data I pulled from the MLS and my observation.

@Christian Hutchinson I liked your story about missing out by investing in a suburb(Madison Heights I think) instead of Woodward Ave in the heart of Detroit.Please Tell it again for all of the people that are still reading 10 year old newspapers in the barbershop.A lot of these houses in this neighborhood were selling for $25,000 and less when I moved to Detroit!

Madison proper is probably even worse because of the excellent schools and the huge number of owner occupied buyers.
