I planned for 6 and got it closed in under 3, obviously I was happy with the extra return.I wouldn't bank on 97% of your list price.  

But I haven't been calling back the pissed off people because they don't sound open to a low offer.And honestly I've noticed that no a lot of these people are not getting inundated with PC's from investors.

As a new investor I had learned first hand on how a new, freshly painted, newly carpeted, crisp and clean apartment could be completely trashed in under 3 months.

The reasons for the double-standards are (a) the Mexicans are going to come here anyway so we may as well control it, (b) there are not enough people in Mexico who want to come here to substantially change the U.S. in the short run whereas there are billions of peoeple in other countries who can hop on a plane and cause a real mess here, (c) skilled people, on the other hand, have a much bigger positive effect on the U.S. economy and U.S. competitiveness and therefore should be encouraged to come without numerical restrictions - there aren't enough highly skilled people in the world to inundated our country.5.

I think that's what we saw earlier in this thread.This is what I'm talking about Vikram when you come in under the guise of some sort of emotionally detached third party observer.....and inevitably fall lock step in with the liberals.

You'll learn far more by figuring out how to provide value to local syndicators and sponsors who aren't in the business of selling programs than you will from those putting on training that are too inundated with requests for their time.  

If I know the deal is good enough to support my high-end rehab number, than my returns will just be better than expected when I come in under budget, which is often the case.

I am always very frank with the budget and most often we come in under what we tell the client as I always build in contingency.I say look around very, very, very carefully for a contractor and I keep hearing horror stories from folks about just this sort of thing

I will pass this next year, in under two year of buying my first rental.
