I bought my condo (primary residence) towards the tail end of 2018. 

After working my tail off as Pre-med for 3 years, I discovered I wanted to do REI and the last year was DREADFUL because I couldn't focus on anything but tests for which I have no use of in order to graduate and FINALLY start really learning real estate.

I'm about to start marketing soon, and was trying to see what my monthly budget (marketing) might look like if I wanted to do 2 wholesale/tail deals a month. 

You are better than most, if not all, of us if you managed to graduate without crippling student debt by working your tail off.

I'm at the tail end of lunch and don't have the time to craft a long-winded point-by-point response, but I will say this...OD does not charge fee+commission+repair costs.

Minh is the only one who shows up in top hat and tails.

You just need to point that baby down the highway, step on the gas, and put your tail in the wind.

I'd even add that there's an entirely separate risk no one ever mentions: the risk that you might not be able to even find a tax adviser or CPA or financial planner that can make heads or tails of this strategy.

The end goal is to go direct to seller and then instead of wholesaling the property, flip it or whole tail it, or just cherry pick for a rental.
