The disclosure is usually not a big deal for an investor, but it could be a very big deal if there is a hidden defect, like lead, or sewer system failure, etc.

Mainly because the house is over priced, has some huge defect that wouldn't go well via a listed sale.There's other more viable creative financing means to control property than to comb for the needle in the haystack looking for sellers willing to finance.But here's a good tip.

After the auction is over the actual approval takes any where between a day to 4 weeks (yes it does take for some banks).Sometimes they intentionally list empty homes as "Occupied" to prevent potential bidders from looking at potential "Defects".

I use the Smartcore flooring, but not the one made for Lowe's - the thicker plank with the better wear layer and underlayment attached.If your seams separate, there's only 3 reasons: defective product, improper installation, or too much floor deflection. #1 should be obvious to the installer, as the edges should lock securely and without major persuasion. #2 means the installer probably didn't lock the edges properly or left too much gap on the sides where the planks can slide (should be 1/4" each side). #3 is most likely, from a floor that is too uneven or doesn't have enough subfloor support.
