Most of the true business learning for SFHs has been "on the job training for me", so I feel that I have a good skill set in that realm.Switching to MFH just seems to me to be a bit of a "whole new ball of wax", and the rules change a bit.

My partner and I were currently in the process of obtaining a residential mortgage to buy a duplex, but my lender threw a curve ball at us, and told us that he wouldnt be able to count the rental income towards our overall income, which resulted in our DTI being too high.

As my industry is currently shut down, I decided now was the time to really get serious in getting the ball rolling.I have been listening to the BP podcast and BP Rookie podcast as much as possible (probably about 25 episodes so far), attending the weekly BP webinars, and am reading up a storm.

That would leave us with around $70k liquid cash.We rent an apartment month-to-month until we find a good duplex to purchase (ideally within 1 year).We house-hack the duplex until we accumulate enough cash to buy a SFH for ourselves (3-5 years).We retain ownership of the duplex and rent out both units.In my mind, this approach could "get the ball rolling", considering we can't afford to buy an investment property with our current circumstances, nor would we be able to for many years.What would you do if you were in the same boat?
