Since the PM would be your son your better route is to add him as a minority owner (easily done if its in an LLC) because then he acts under the authority of ownership.Some PMs tend to "shut down" once they are fired or here they might be.

That website‘s advice isn’t bad, but the author wrote he never did an eviction.... theory is great on paper, very different in real life in tenant friendly states.
