I personally always call to verify employment and also require pay stubs, etc. 

I have seen everything from medical bills, loss of a spouse, divorce, loss of jobs to identity theft cause someone to have to file.

I would definitely verify the upfront cash needed.It all depends on personal preference and condition of the home but for me the maintenance and capex % is a touch low.

They need verifiable income of some kind .

Update:A friend of mine is consulting on a nearly identical project currently.

She's noted that they've been no trouble, but I want to verify that they check out according to my standards.
