However, they are building new apartments along with retail and restaurants to the lumber district area, so not sure how close you are to that, but that could be tough competition in another year when they're complete.

They either have a property that they can't unload or can't afford anymore so you swoop in and take over the payments and either rent it out like I said or turn around and sell it.
