I have not done lien research before so I am curious which due diligence sources you used on your deal to uncover all liens because this developer obviously missed the IRS liens.

However it seems to me that with enough tenacity towards research, that information can be uncovered.

Use that exercise to uncover gaps in your understand, things you need to research and other details.Budget for the year.

I actually kind of figured the seller, who was motivated to begin with, would be lucky to get that from me given that he's in breach, and looking at the prospect of having to relist the property in the winter months with the legal obligation to disclose all the repairs I've uncovered.

My wife would get so mad that we would fix up a place so nice and then rent it to move into a dump to start over and make nice (for another renter) ... she finally made me put a stop to it after having kids, but we built a nice little portfolio of cash flowing SFR rentals in Southern California that way :) Living in the middle of a remodel stinks, but sacrifices must be made somewhere, somehow in order to get ahead in life.

Some I have had in mind are McDonalds, Sonic and Zaxbys.

They are hiding and it is my job to learn how to uncover these deals through research, becoming a problem solver and beating a new path to sellers.Good luck, I hope my words are helpful.
