At the moment we are looking for properties in the Port Jervis, Newburgh, Middletown and surrounding area.

Not interested in Tampa or any other surrounding neighborhoods, would want it near the attractions. 

Shower surrounds are pretty much out in most nicer rentals that I see (although not in hotels interestingly enough). 

I am approaching this casually at the moment, but it seems that the number of multi-family homes in the Phoenix and surrounding areas are very limited -- I guess it's a difference of culture or the fact that land is so cheap in the southwest that there isn't much demand for a duplex/triplex/4-plex.At any rate, I'd like to hear from anyone who has invested in this region.

As far as the mortgage goes, I will have to look further into the laws and rules surrounding the VA Loan.

1. 2% is a great deal and nearly impossible in Austin and the surrounding cities. 1% is the rule of thumb for cash flow positive properties.

I see no reason why you could not charge them for that if you determine it is not your fault.Some states have laws surrounding how warranties are to be worded and offered.

I work in the Marietta area and we do a lot of deals in the Cobb County and surrounding areas. 

I find myself in madisonville more often... mostly for Mazunte lol... but with Medpace, the Summit Hotel, the Ackerman Development coming online.... and the fact it’s surrounded by some posh *** neighborhoods I think it has a good future..
