This would allow you to exponentially expand your "streams of income" which is ultimately what we strive for in REI. 

I subscribe to the modeling theory and strive to do, be and learn from those that are achieving success.

At the end of the day we are all striving for financial freedom and to be out of the rat race (Kiyosaki,2009), working for someone else will keep you away from your long term goals.I am in the same predicament, in that I work a 9-5 which funds my R/E investments, but my heart is awaiting  the day I can afford my own medical coverage and laugh at the thought of a "qualified retirement plan".

I know it's in Ann Arbor, but we are a little different in that we strive for education, networking and finding partners...actually, all three go hand in hand.  

As someone who is very happy in their career and can’t sacrifice a lot of extra time during the work week, I would strive to make this as passive an investment as possible (while still ensuring its viability, of course).

But if you know what you're striving for, you aren't actually giving up anything.

I would get in touch with some solid commercial real estate agents in your area to find out what cap rates investors are striving for.

If your friends are striving towards the same or similar goals, sharing inspiration, contacts, and tips, and your significant other is squarely in your corner asking you what they can do to help you achieve your goals and be your best self (and you're doing the same for them and their goals!)
