If I see something that I feel is slightly tilted, not quite right or just off center I correct it since there are so many trying to strat out in real estate and if they get the wrong impression, it may really spell trouble for them.

Just make sure you work out a good agreement with your investor spelling out who gets what share of the profit and who covers what share of the expenses.

The problem for you is that anything not specifically spelled out in the contract (depends on the state) is considered to be extra.
