In terms of the cracks....the soil in TN sucks.

@Shane H.You will not be able to get an accurate cost of site development without site plans and utility drawings done along with soil boring (is there rock?)

Contractor tried to build garages underneath, but before getting there he saw an issue with foundation, tried to repair, did not pull a permit now we have a stop work order and we are into month 3.

The pent roof around two sides of the house (it's a brick row home on a corner) needs to be completely replaced due to the wood being rotten underneath.

The carpets were heavily stained and soiled with pet feces and pet urine that would come out of the non refundable pet fee not the sec dep even though lease states need to professional clean carpets amd provide proof in form of receipt upon moving out. 

The only issue is the discomfort that may occur should you bump your head on one while working underneath.
