If you feel compelled to renovate then remind them they we will need to sign a new lease at a higher price.  

Ideally, it should have some sort of email capability so it can automatically receive lead information from Zillow, Realtor, your website, etc..Some go so far to give you reminders when you haven't communicated with a lead in a long time and can give you predictive behavior analytics.Obviously, the more functions in the CRM the more you have to pay.

This would be a good place to remind folks with more than 4 financed properties that a lot of what is found on Google is out of date pertaining to cash out refinances and how many financed properties one can have.

You win the full amount, but they don't have that amount, you'll have fun collecting (remind yourself how fun it was collecting rent now).

Then when "Billy" suggests getting on the roof you can gently remind him that getting on the roof is prohibited by the lease and while he would probably do a wonderful job you have to enforce the lease uniformly or risk a fair housing claim from the government.
