I don't have any property in Memphis myself though - I would strongly suggest reaching out to investors who do own property in Memphis to get their opinion on it (many folks here on BP are very helpful and willing to provide insight).

This is what we'd call a "subprime borrower", again harkening back to the days when lots of folks got burned when the market declined and they realized they were underwater on multiple properties, and ended up losing all of their properties to foreclosure.

we have seen this before with folks on BP.. this site used to be pretty anti paid any kind of training that has now all changed.. there is nothing different from this guy than any of the other paid gurus not that its a bad thing.. but just keep in mind they make their money selling their information.

Accountants are in such demand, that the best are not even accepting clients half the time.The other problem I see often with accountants on here is that they specialize in larger investors, and have really high prices when you as a smaller investor do not need all the bells and whistles.Another thing I see is folks thinking they need to have a tax professional in their state.

To you folks that are paying gurus to learn lending, make sure 1) they actually have a formal credit/lending background and 2) make sure they went through at least the last major crash of 2007-2009 and lived to tell about it.
