Since she is in CA, it will become community property anyway when she gets married unless she has a prenup with her fiance to treat the property as separately owned and not part of the community property.If the marriage lasts, keeping the property as separately owned won't matter.

Weird question - I am buying a property from heirs... after talking to them for some time, one of the heirs tells me he has had children outside of his marriage... and owns a ton of child support, so how will it affect him? 

My dad is looking to flip some houses in the area with his friend that has deep pockets but that is a few months on money in money out versus a long term marriage with a money partner.

One other thing, sales and marketing should be viewed like a marriage.
