Not giving legal advice, but moving out before the lease expires does not mean you forfeit the security deposit.

Bandit signs are not legal in most areas.  

My only thing is why they didn’t enforce a renewal option on their contract.

Example of overcharges included* $300 for cleaning windows and cabinets after entire house was professionally cleaned* $80 to replace HVAC filter after entire HVAC system was replaced* $700 for a small list of punch items - 2 door stops, raking backyard, removing satellite dish in backyard and trimming bushesAfter terminating relationship, owner decided to send a termination charge for $450 (contract does stipulate it) - even though the company has not done squat and never placed a tenant and already charged so called 'set up' fee of $300..

The allocation can affect property taxes and legal responsibilities.

If your LTV changes from say 70 LTV to 80 LTV or even from 79 LTV to 81 LTV it can put you into a different interest rate pricing bracket and change the cost of rate.3) Changing vesting at the last minute to an LLC can require a last minute legal review.Now all that to say, there are definitely junk fees and other last-minute nonsense that gets added so lookout for those. 

I believe an emancipated minor CAN sign a contract is they are legally emancipated not just that they moved out of their parent's home.

This also leads owners to ASSUME simpler is better when it comes to management contracts.

I have it under contract and the closing is supposed to be by the beginning of November because of some delays with the title company.
