You contract, you close.....You would always want to disclose your are an agent or active or inactive in my opinion.I remember long ago one guy used to put in the special provisions some language that says something like:   Seller understands Buyer is purchasing the home at a significant discount to market value in exchange for CASH and FAST closing and NO REPAIRS required and will likely profit significantly from the transaction at some point in the future.Why hide this....

I'm under contract on a property in the Tacony neighborhood of Philadelphia and noticed that the current landlord has an inactive rental license since 2020. 

I would like to be more involved in active income strategies as opposed to Passive ones  (again I'm pretty open minded) but I'm in for a high risk, high reward type of investing.

What happens when a person NMLS number is inactive and it say's NO for authorized to conduct business? 

I am such a visual learner and have done a lot of reading thus far but would love to actually see the process in action.

I feel like inaction would be more detrimental than even poor action.
