Hang onto it; I believe Eagle is going to be one of those 'legacy' neighborhoods, similar to the the North End or the Foothills where property will continue to climb for decades to come.  

Also, if there is a forum where real estate agents hang out that comes to mind, please let me know, and I'll post there!  

Reasons for uneven airflow: distance from unit, size of vents, obstructions, flexible vent tubing crimped from hanging, closed or partially closed dampers at main trunk, debris inside tubing.

Most people look at the price tag of these bills and that is where they negotiate and keep stuff like this as the low hanging fruit.
