Owner occupying it will get you the cheapest interest rates on what I recommend be a LONG TERM low interest rate fixed note.Consider leasing out bedrooms traditionally or via AirBnB for supplemental income but also the training and experience in all facets (marketing, leasing, working on the soft communication skills of customer care).Once you master the Buy-Rehab-Rent-Refi (BRRR) model you will become addicted.

One thing we've considered and this will probably be implemented if I die before my wife, she would put the properties under management and even if they didn't cash flow well, it will still preserve them as a cash source and she can sell one off every couple years or so for supplemental income.

So if you contribute 6k to a roth for 22 years until age 40, then you could likewise withdraw 6k per year for 22 years until age 62 to supplement any additional income (or simply withdraw all 132k all at once or any combination you want).  6k for 22 years at a 10% rate of return means a balance of 428k dollars at age 40.
