My lease and notice to quit were seemingly fine and I had more than a plethora of pictures of him leaving food out, fruit flies all over the place, and nothing but trash in his room (this guy is retired but doesn't have a bed nor is there any space on the floor of his room, how or where he sleeps is still a mystery to me).

You could waste your sanity, time, and money having an attorney file a quiet title action to something you have no standing to file but, the easier and cheaper (and more fruitful) route would be to get a title report to show all of the liens on title, and then match the foreclosing entity up with their priority on title.
