My 2 cents as a contractor and someone who has worked for a cabinet maker in the past...Color shouldn't matter that much as long as you're doing paint-grade cabinets and using a good quality paint.

I did an addition 2 years ago , the homeowner couldnt make up her mind about paint colors , she picked the paint and the painters were there , she then changed her mind , she ate the paint cost , and had to pay for the painters for the day .

I've been on the other side as a rehab seller where a buyer ties up my property for WEEKS only to back out (real examples here) because their grandma doesn't like the location of the house, the house turned out to be too big or small for them, they didn't like the color of the flooring, and other back-outs that could have been determined before tying the house up under contract.

The ceiling had maggots and smelled nasty due to the upstairs dogs pissing into our ceiling causing the intermittent leaking (no pipes in the area, and its dark yellow liquid that smells bad).I have called our insurance who have said that since maggots were growing, its been like that a while and they cannot do anything and to contact upstairs neighbors insurance.

There has to be some type of legal way that you can present yourself as a wholesaler with clarity so that no party is kept in the dark and nobody is trying to second-guess what it is that you want to accomplish. can this be done with different types of documentation or maybe the closing company that you use or anything like that?
