You'll be negative every month.As mentioned above, you can't do a clean seller finance (where you get the title at closing) unless you put down $80k to pay off their existing mortgage.

It is essentially the same as a LTR lease with less time.I would say you provide starter supplies of consumables and cleaning only happens after they leave.

I do have those who show up stating “but my cats are clean” or “it was only one eviction” which I just say no, but I’ve also had those who may be slightly off income but have a qualified co-signer, or a lower credit score but it was for a medical bill or student loan, and they worked out well.
