I stay on the transacting side making six figures per deal.If you have a weak tenant brought to you at a high rent rate that might not last you can give so much leasing commission upfront and then ongoing commission as the tenant performs.

@Jay Hinrichs Why is it better to let it go to auction & risk getting out bid, as opposed to paying off 1st, then negotiating short sale with 2nd where 2nd has very weak bargaining position (they will get nothing if it goes to auction, correct?)

I'm not huge on sales but I am huge on business and I think I can overcome my sales weaknesses pretty easily with proper branding and marketing.I have done some due diligence and my house inspector and realtor didn't seem to think it would be a problem, but thanks for the heads up!
