Others can let their chips ride if they want to, or buy and be ok with a 5% return, but I can beat that passively elsewhere with things that don't need maintenance or call me on weekends. 

This may give you a bargaining chip to get the price lower but that comes with the risk of not knowing exactly what will happen.

My two cents: it sounds like the tenant didn't use it as a bargaining chip during the application, so the above "red-flag" concerns from others don't really apply.

I world leave the Tub and refinish it with a white glaze only if its really beat up or chipped. 

Inspection is not much different than a standard inspection for a certificate of occupancy i.e. windows, doors, appliances, electric, gas etc all in working order, no chipped paint, property is safe, property is clean, noting in disrepair etc.

If not, I'd sell, collect my chips, and move on.

Even chipping that expense down would save me thousands.
