@Jason Sterner If you're specifically looking for urban areas I agree with @Nik Moushon - no regs means there's a vacuum that will get filled sooner than later.I'm in vacation markets where short-term rentals are a vital part of the local economy.  

Especially with AC systems, it has to be installed using Nitrogen during burn in of the lineset, followed by using a micron gauge to ensure proper vacuum before the freon is released into the system.

(I take advantage of airline miles, payoff the balance every month).

@Ryan KnutsonHi Ryan,Very good questions, I will first say that coming from someone that never wanted to own a PM company but being an airline pilot and the after effects of 9/11 led me down the investing path which took me to creating my own PM company for my personal portfolio to managing almost 1,000 properties in Texas. 

As for my background, I am currently an airline pilot for a cargo company.  

That's why airlines try to overbook every flight.
