I have 3 sub zero's one refrig one freezer and one really cool wine center with two drawers below for water coke beer whatever... its a nice layout.One spec I just put in DCS and thats nice stuff..

At closing IS where we as real estate investors desire profit in cash...but like water to ice (not wine or whine)...I am not a miracle worker...the cash (the devalued dollar) can be converted back to gold ( a choice not an obligation).

@Carrianne Mucho  yup if I was not so invested on the west coast and was looking for a new place to live it would be one of my first choices.. but you would need to be a water dog... its surrounded by water. and us Californians are used to mountains and they don't have any of those.. but culture great food , ( have to import your wine).. nice people and a robust Real estate economy with thousands of potential rehabbers.. since the city is so old  2nd oldest in the US>  I just close on one I was going to rehab.. turned out the termites caused so much damage its a demo job.. but not to worry new construction there will be just fine :)check out  74 America Charleston  SC  this is one I just sold last month.. this is what we are building there selling at 225 to 250 a foot finished

If it happens to you, it is a disaster.Ongoing maintenance cost - When I owned properties in Atlanta, Houston and other places, I was always replacing roofs, siding, wooden windows, dealing with termites and the landscaping.

Once inside I could barely see anything as she had no lights on or bulbs and the windows were covered with black sheets, what strick me immediately though was the washing machine in center of the living room with no drainage, water was just running out on the wooden floor, the place was hot and stinky, she had no furniture of note just clothe in the corner of every room, the bathroom sink was stained with purple dye which was the color of her hair.
