Your putting the cart before the horse.

Somebody once told me to bet on the jockey over the horse.  

I believe if he was named, and did not defend himself(as not signing the mortgage) that his horse has left the barn, except maybe on appeal, at best.

We wrote up an addendum, charged him something to encourage him to get on his horse and get out (something like $200/day up to 7 days), and had $5000 of his funds held in escrow until he certified he was moved out and we signed off that the property was left in appropriate condition, including cleaning.

You put the cart before the horse by not securing an agreement with them to make repairs during their tenancy. 

I personally would not move out to Liberty Hill, too far, but I have a friend with horses who did.

Wild horse retreat is a converted horse trailer with electric, water, heat/air.

This is complete and total horse manure.

I didn't want to put the cart before the horse, but finding a GC that specializes in fire damage would skyrocket to the top of my list once the owner's intent to sell was confirmed. 

I'll be doing some major renovation, and plan to re-fence the pasture for horses.
